· Planning and fulfillment of investment objectives in the area, both in restaurants and modules: openings, renovations, closings, transfers and optimizations.

· Analysis of potential locations and negotiation of commercial conditions with operators/lessors.

· Control of renewals of sale, lease, usufruct, surface, transfer in use contracts, etc. In addition to entering into new contracts depending on the business sector.

· Budget control of Capex (investments) and Opex (contracts).

· Project Development and Management: preliminary architecture project, executive project, specialties, construction, remodeling and optimization of restaurants, modules and other business sectors.

· Selection of suppliers and tenders for the development of Real Estate and Municipal Management projects.

· Municipal Management: operating licenses, construction, remodeling, demolition and civil defense certificates.

· Development and mapping of future projects, updated and focused on the selected targets by the Commercial Area.

· Manage the financial assessments of the projects considered under the company's standards.

· Lead contract negotiations using as a guide the financial assessments previously prepared and approved by the Board.

· Lead the processes of project execution, taking into account time, costs and approved KPIs.

· Carry out prior checking of the contracts for the new premises, assuring the correct signature of such contracts according to the conditions previously approved.

· Present proposals and develop projects based on the needs of the company and the scope provided by the Management Committee.

· Monitor the effective development of the stages of each project and direct the team that executes it.

· Coordinate with the Shopping Centers during the development of each implementation and renovation project.

· Coordinate with suppliers and subcontractors during the development of each project implementation and renovation.

· Develop and check the Architecture Technical File as well as its compatibility/update with the related specialties involved in each project.

· Setting and approval before the General Management regarding the Projects to be developed during the year, based on the Capex assigned to each area.

· Management of the following stages: Design, Architecture and Engineering Development as well as New Stores Project Construction, extensions and/or remodeling.

· Assessment and compliance control of each project scope, as well as the schedules, budget and quality level of the infrastructure works in general.

· Assessment of the effectiveness of the allocated resources use, managing them within the existing project portfolio.

· Development of location proposals for new stores of the company seeking their expansion following the company's strategic plan.

· Coordination between the different areas of the company involved in the development of new projects, facilitating at the same time, the construction of mechanisms that allow a suitable communication and information flow.

· Assessment of the space’s usage in the sale points, controlling the profitability level and the brand image so that it can be placed within the parameters of the company.

· Risk Management of each project by developing contingency plans.

· Hiring, coordination and monitoring of Municipal Procedures in order to obtain licenses and work permits, etc.

· Management before Public and Private Institutions, Board of owners, etc. in order to achieve the Project Objectives.

· Hiring and coordinating with the Consultants everything regarding the Preliminary Studies of the Project (soil studies, topography, etc).

· Hiring and Architecture and Engineering Project Management.

· Checking and making compatible the Architecture and Engineering Projects delivered by the specialists.

· Improvement Proposals development regarding the Architectural Design and Specialties aiming the achievement of a greater commercial impact and savings in the Capex Work.

· Work Project Management assessment, recruitment and hiring.

· Call for Tender, recruiting and hiring of the needed Preliminary Works for the Mall workability (Digging and Platforms, enablement of medium voltage, water, drainage and sewage, stormwater system, and telephony connections).

· Call for tender, recruitment and hiring of the Work General Contractor.

· Call for tender, recruitment and hiring road works, signaling, and traffic lights system of the roads surrounding the Mall.

· Monitoring and Control of budgets (CAPEX), processes and work schedules approved by the Development and Construction Management.

· Monitoring and Control of the works physical progress prior to the approval of the valuations.

· Inspection and approval of the work valuations along with the Project Management prior to their cancellation. Review of additional budgets, deadlines extensions, consultations, etc.

· Control of the execution status of the works: Improvements, disbursements, advance payments, letters of guarantee, etc.

· Reception and delivery of the works to the Mall General Management together with the Technical Dossier as well as the Administrative Closure to the Development and Construction Management.

· Development of Budgets and Work Schedules.

· Works Monitoring and Control.

· Hiring of Suppliers and Subcontractors.

· Coordination with the Architecture and Specialties planners for the correct execution of the works.

· Architecture and Specialties settlement.

· Assessment and Development of construction systems proposals for the clients.

· Monitoring of the furniture and exhibition modules manufacturing.

· Design and Development of Projects.

· Settlement of Architecture wih Specialty Plans.

· Coordination with specialists and suppliers for the project development and their execution on site.
